Construction Administration: The Phase Where Drawings Meet Reality

A set of drawings is an instruction manual written in 2D for a 3D building assembled by dozens of subs over many months. Construction administration is how the engineer of record makes sure the instructions actually get followed.

What a real CA workflow looks like

  • Submittal review on the clock. We commit to turnaround times in writing. Late submittal reviews are a leading cause of schedule slippage.
  • RFI responses that decide, not deflect. "Per plans and specs" is not an answer. We answer the RFI with the dimension, the model number, or the detail.
  • Site visits with a checklist. Every visit produces a field report with photos, observations, and an action list — distributed before we leave the site.
  • Closeout that closes. O&Ms, as-builts, commissioning support. The building cannot be operated without these, and they get hand-waved on too many projects.

A case in point

On The Otto, an early CA site visit caught a mis-routed condensate line that would have dumped into an occupied space. A two-hour fix in week 14 prevented a callback in year two.

Why owners should care

The fee for thorough CA is a fraction of one change order. It is also the single best feedback loop a design firm has — every CA observation makes the next mechanical, electrical, and plumbing design sharper.
